The housing sales value across the top seven markets is set to rise 20 per cent year-on-year in FY26, even though unit sales are expected to stagnate or grow no more than 4 per cent, said ANAROCK research.
These markets included Mumbai Metropolitan Region (MMR), Delhi-NCR, Bengaluru, Pune, Chennai, Hyderabad, and Kolkata.

The development comes despite global uncertainty, war-driven volatility in commodity markets, and elevated property prices.
For the Financial Year 2025, the total number of units sold was 4,22,765 homes, while the value of homes sold was at Rs 5.59 lakh crore.
The sales volume changed at (-) 14 per cent YoY, and the sales value changed (+) 6 per cent YoY.
Further, the volumes dropped sharply, but total sales value rose to the highest since FY22, driven by rising prices and luxury demand.
During the H1 of FY26, a total of 1.93 lakh units were sold with the sales value at Rs 2.98 lakh crore. The percentage of FY25 value achieved is already 53 per cent.
A total of 42 per cent of new supply launched in H1 FY26 falls in the luxury and ultra-luxury categories. High-net-worth buyers, NRIs, startup founders, and corporate leaders are leading purchases of larger homes with premium amenities, and they are paying rising prices without flinching.
This also mirrors on-ground transactions at marquee projects like DLF Camellias and The Dahlias in Gurugram, Lodha projects in Mumbai, and large-ticket villa deals in Bengaluru and Hyderabad.
In the first half of FY26, NCR and Chennai led residential sales growth among major Indian cities. NCR recorded sales of approximately 29,175 units worth Rs 75,859 crore, achieving 74 per cent of its total FY25 sales value of Rs 1,02,810 crore, when 58,775 units were sold, the highest since FY22. Chennai followed closely, selling around 11,670 units worth Rs 12,370 crore, achieving 71 per cent of its FY25 sales value of Rs 17,387 crore from 17,765 units.
In contrast, the Mumbai Metropolitan Region (MMR) showed slower progress, selling about 61,540 units worth over Rs 1 lakh crore, just 45 per cent of its FY25 total sales value of Rs 2,23,220 crore from 1.44 lakh units.
Bengaluru sold nearly 29,955 units valued at Rs 43,627 crore, about 55 per cent of FY25’s Rs 79,819 crore from 62,440 units. Pune followed with 32,030 units worth Rs 30,324 crore, reaching 46 per cent of its FY25 sales value of Rs 66,058 crore, the highest since FY22.
Hyderabad reported sales of 22,345 units worth Rs 30,646 crore, achieving 52 per cent of FY25’s Rs 59,243 crore from 48,980 units, while Kolkata sold 7,655 units worth Rs 5,429 crore, meeting 50 per cent of FY25’s total of Rs 10,753 crore from 16,580 units.
